Hing Long Hong, a prominent Chinese food wholesaler, was recently visited by the Health and Safety Executive (HSE), who identified a crucial gap in their compliance: the absence of an asbestos management plan. Understanding the potential risks, Hing Long Hong reached out to Complete Asbestos Surveys to conduct a comprehensive asbestos management survey.
Survey Details
The property consisted of multiple areas, including:
- A large warehouse
- Ground floor retail space
- Fridge and freezer units
- Offices located on the first floor
Complete Asbestos Surveys meticulously inspected all areas of the property, with particular focus on the warehouse, where concerns were raised due to the nature of the construction materials.
Findings
The asbestos management survey revealed the presence of asbestos in various areas of the property:
- Asbestos cement roof and wall sheets in the warehouse
- Asbestos cement gutters
- Asbestos cement rainwater downpipes
The materials found were predominantly in good condition, apart from two rainwater downpipes that exhibited damage. These damaged items posed a potential risk if left unmanaged, particularly in a high-traffic area such as a warehouse.
Recommendations
Based on the findings, Complete Asbestos Surveys provided the following recommendations:
Encapsulation of the damaged asbestos rainwater downpipes – This measure will prevent further deterioration and ensure the safety of employees and visitors.
Ongoing management of all other asbestos-containing materials (ACMs) – A robust asbestos management plan was developed to monitor the condition of the asbestos roof, wall sheets, gutters, and downpipes. This plan includes regular inspections, maintenance protocols, and employee awareness training.
Outcome
Following the survey and the implementation of the asbestos management plan, Hing Long Hong is now fully compliant with HSE regulations. The encapsulation of the damaged downpipes was successfully completed, ensuring the safety of the premises without the need for costly removal.
