The Client's Challenge
Following the purchase of their new family home in Huddersfield, the client received recommendations within their home buyer's survey to investigate the potential presence of asbestos-containing materials. Like many properties built before asbestos was fully banned in the UK, certain original building materials could still contain asbestos and may require management or removal.
Before carrying out any future improvements and before fully moving into the property, the client wanted reassurance that the home was safe for their family and a clear understanding of any asbestos risks that may be present.
Our Approach
We carried out a comprehensive asbestos management survey across the property, including the main house, basement, triple garage and external workshop/store building. All accessible areas were inspected and suspect materials were sampled for laboratory analysis.
A total of six samples were taken from materials including fuse guards, pipe insulation, window putty, roofing felt and floor tiles. Following UKAS-accredited laboratory testing, only one material was confirmed to contain asbestos.
The positive result related to chrysotile asbestos within historic fuse guards. All remaining sampled materials returned negative results, providing reassurance that asbestos was not present within other suspected areas of the property.
A detailed asbestos survey report was produced together with recommendations regarding the safe removal of the identified asbestos-containing material.

Following receipt of the survey report, the client immediately instructed Complete Asbestos Surveys to remove the asbestos-containing fuse guards. Once the removal works were completed, the property became asbestos free, providing complete peace of mind before their young family moved in.
