Complete Asbestos Surveys were instructed by an electrical company to carry out an asbestos refurbishment survey at a small commercial property in Featherstone, West Yorkshire, after Openreach requested asbestos information before installing a new broadband connection. The 80m² property had already been stripped back to its structural shell, allowing straightforward inspection of the exposed building materials. No suspect asbestos-containing materials were identified within the accessible surveyed areas, and no samples were required.

The Client's Challenge

An electrical company needed a new broadband connection installed at its commercial premises in Featherstone. However, Openreach required an asbestos survey before its engineers could proceed with the installation.

The property had already undergone significant stripping-out works, leaving much of the internal structure exposed. Although an appropriate asbestos assessment should have been undertaken before any potentially intrusive work began, Complete Asbestos Surveys were only contacted after these works had taken place.

The client needed a refurbishment survey to establish whether any asbestos-containing materials were present within the survey scope and provide Openreach with the information required to progress the installation.

Our Approach

We attended the property to carry out an asbestos refurbishment survey, inspecting approximately 80m² of commercial space.

With the premises already stripped back to their structural shell, the surveyor had clear visibility of the exposed building materials. This made the inspection straightforward, with no significant access difficulties encountered.

The materials identified throughout the surveyed areas were modern construction products, including timber, plasterboard, blockwork and concrete.

No suspect asbestos-containing materials were identified within the accessible surveyed areas, so no samples were required.

The survey was completed within one hour, and a refurbishment survey report was prepared detailing the findings.

Positive Outcome

The electrical company received its asbestos refurbishment survey report, confirming that no suspect asbestos-containing materials had been identified within the accessible areas covered by the inspection.

With the report available to provide to Openreach, the client had the asbestos information needed to progress the planned broadband installation.

The project demonstrates how an asbestos survey can be required for relatively small commercial works, including telecommunications installations, where contractors need reliable information about potential asbestos risks before disturbing building materials.

For a total cost of £340, the client received a clear assessment of the surveyed areas without unnecessary sampling or additional investigation.
