Complete Asbestos Surveys were instructed to carry out large-scale non-licensed asbestos cement removal at an agricultural farm in Denby Dale, Huddersfield. The project formed part of an exciting redevelopment scheme that would see two former agricultural barns converted into a modern residential dwelling. Following an asbestos demolition survey and asbestos testing, asbestos cement materials were identified throughout the roofs, walls, ridge sheets and guttering of both barns. To allow redevelopment works to proceed safely while retaining the original building structures, all asbestos cement materials required removal and disposal before construction could begin.

The Client's Challenge
The client had secured planning permission to convert two agricultural barns into a residential property in Huddersfield. A key condition of the planning approval required the original steel framework and building footprint to be retained, meaning demolition of the entire structures was not an option.
Before construction works could commence, all asbestos cement materials had to be safely removed from both buildings. Due to the size of the barns and the extensive amount of asbestos cement present, the project required careful planning to ensure the removal works were completed safely, efficiently and in accordance with current asbestos legislation.
The client needed an experienced contractor who could manage the removal process, minimise delays to the redevelopment programme and ensure all asbestos waste was disposed of correctly.
Our Approach
Following completion of the demolition asbestos survey, we developed a detailed removal plan covering both agricultural buildings. The project involved the systematic removal of asbestos cement roof sheets, wall cladding, ridge sheets and rainwater goods while preserving the structural steelwork required for the future conversion works.
Barn 1 measured approximately 250m² with an additional 120m² of asbestos cement wall cladding. Barn 2 measured approximately 270m² with a further 320m² of asbestos cement wall cladding. Both buildings also contained asbestos cement ridge sheets and guttering which required removal.
All asbestos materials were carefully removed using non-licensed asbestos removal procedures, double wrapped where appropriate and transported to a licensed hazardous waste facility. Upon completion, the site was left ready for demolition and redevelopment works to commence.

Positive Outcome
The asbestos removal works were completed safely, on schedule and without incident, allowing the redevelopment project to progress as planned. By removing all asbestos cement materials from both barns, the client was able to satisfy planning requirements and move forward with the conversion of the agricultural buildings into a modern residential dwelling.
The original steel framework was successfully retained, helping preserve the character of the existing structures while providing a safe environment for contractors undertaking the next phase of construction. With all asbestos waste removed and disposed of correctly, the site was fully prepared for redevelopment and future occupation.
