The Client's Challenge

The client was in the process of purchasing the commercial property occupied by Techniques Beauty Care in Huddersfield when concerns were raised regarding the potential presence of asbestos-containing materials due to the age of the building. Before the mortgage lender would approve the purchase, an asbestos survey was required to assess the property and identify any potential asbestos risks.

As the premises operated as a busy beauty salon with treatment rooms, sunbed facilities and client appointments taking place throughout the day, the survey needed to be carried out with minimal disruption while still providing a thorough assessment of all accessible areas. The client also required fast turnaround times to avoid delays to the property purchase process.

Our Approach

We carried out a comprehensive asbestos management survey across approximately 250m² of accommodation within the salon. The inspection included the ground floor beauty salon and sunbed room together with first floor treatment rooms, spray tanning facilities and welfare areas.

Four suspect materials were identified and sampled during the survey before being submitted for UKAS-accredited laboratory analysis. These materials were selected based on their age, appearance and common use within buildings of a similar construction period.

To avoid disruption to appointments and customer access, the survey was carefully coordinated around the salon's daily operations. Following completion of the inspection and laboratory analysis, a detailed asbestos management survey report was issued outlining all findings and recommendations.

Laboratory analysis confirmed that all four sampled materials returned negative results for asbestos-containing materials. This provided immediate reassurance to both the purchaser and mortgage lender that no asbestos risks had been identified within the surveyed areas of the property.

With a compliant asbestos survey report in place, the property transaction was able to progress without delay and the client successfully moved forward with the purchase. The survey eliminated uncertainty surrounding potential asbestos risks and provided confidence that future occupation and maintenance of the premises could continue safely.
