The Client's Challenge
As part of the acquisition process, Redbridge Associates Ltd required an asbestos management survey in Wakefield to support their due diligence before purchasing the dental practice and associated property.
The building remained fully operational throughout the survey, with patients attending appointments and clinical staff carrying out treatments as normal. This meant the inspection had to be carefully coordinated to avoid disrupting patient care whilst still allowing access to all areas required for the survey.
The client required a clear understanding of any asbestos risks before proceeding with the purchase and wanted assurance that no significant asbestos liabilities existed within the property.
Our Approach
We carried out a comprehensive asbestos management survey across approximately 830m² of accommodation, including treatment rooms, waiting areas, offices, staff facilities, storage areas and all other accessible parts of the dental practice.
To minimise disruption, we worked closely with the practice team throughout the day, accessing treatment rooms between appointments as they became available. This ensured the practice remained fully operational whilst allowing us to complete a thorough inspection of the premises.
No suspect asbestos-containing materials were identified during the survey. As a result, no sampling was required, and no asbestos-containing materials were recorded within the property. Following completion of the inspection, a detailed asbestos management survey report was produced confirming the findings.
