Complete Asbestos Surveys were instructed to carry out an asbestos management survey at The Beeches Dental Practice in Acomb, York, as part of a commercial property acquisition. Although the building was to remain in use as a dental practice, the purchaser required an up-to-date asbestos survey to understand any potential risks within the property and satisfy due diligence requirements before the transaction completed. Working within a live healthcare environment, we carried out the survey with minimal disruption to patients and staff, providing the client with complete clarity regarding the presence of asbestos-containing materials within the building.

The Client's Challenge

As part of the sale and acquisition process, the purchaser required a compliant asbestos management survey to assess the property and identify any potential asbestos-containing materials. Whilst the building would continue operating as a dental practice following completion, it was important that the new owners had a clear understanding of any asbestos risks and could demonstrate compliance with their legal duty to manage asbestos.

The survey at the dentist in York also needed to be carried out around a busy appointment schedule, ensuring patients could continue receiving treatment without disruption whilst maintaining privacy and professionalism throughout the inspection.

Our Approach

We carried out a comprehensive asbestos management survey across approximately 335m² of accommodation, including treatment rooms, surgeries, waiting areas, offices, welfare facilities and ancillary spaces.

Due to the practice remaining fully operational throughout the inspection, we worked closely with staff to access surgeries and treatment rooms between patient appointments. This allowed us to complete the survey efficiently whilst avoiding disruption to both patients and clinicians.

During the inspection, no suspect asbestos-containing materials were identified within the accessible areas of the property. As a result, no sampling was required. A detailed survey report was subsequently produced confirming the findings and providing the client with a clear record of the inspection.

Positive Outcome

With a compliant asbestos management survey in place and no asbestos risks identified, the property acquisition proceeded smoothly and without delay. The new owners were able to complete the transaction with confidence, knowing the building had been professionally assessed and that staff and patients could continue using the premises without concerns relating to asbestos.
