The Client's Challenge

Selby Golf Club was considering future refurbishment works and wanted to establish a clear understanding of any asbestos-containing materials present before developing its plans further.

Although a more intrusive asbestos refurbishment survey will be required before relevant building works commence, the club first wanted a comprehensive management survey to identify accessible asbestos-containing materials and establish an asbestos register for ongoing management.

The survey also needed to be completed while the golf club remained fully operational. Members, visitors and staff continued using the bar, restaurant, pro shop, offices, changing rooms and other facilities throughout the day.

Access to changing and locker areas therefore had to be carefully coordinated with club staff to maintain privacy and minimise disruption.

Our Approach

We carried out a comprehensive asbestos management survey across approximately 2,800m² of the property, inspecting the clubhouse and associated facilities including reception areas, bars, dining areas, kitchens, changing rooms, offices, storage areas, plant rooms and external elevations.

Four suspect materials were sampled and submitted for laboratory analysis, with three confirmed as containing asbestos.

An asbestos insulating board (AIB) panel containing chrysotile and amosite was identified within an electrical cupboard. An asbestos cement flue pipe was found within the pump room, and asbestos cement under-cloaking was identified externally to the clubhouse gable ends.

All three asbestos-containing materials were assessed as very low risk and suitable for ongoing management. Appropriate recommendations were provided for management, encapsulation, labelling and regular monitoring.

A cellar loft area could not be safely accessed during the survey and was therefore presumed to contain asbestos until further investigation can be completed.

As refurbishment works are planned for the future, we also advised the club that a targeted asbestos refurbishment survey must be completed before any intrusive work begins in the affected areas.

Selby Golf Club now has a clear asbestos register identifying the location and condition of asbestos-containing materials throughout the surveyed areas of the property.

No high or medium-risk asbestos materials were identified, meaning there was no requirement for immediate large-scale asbestos removal. Instead, the identified materials can be safely managed and monitored while the club develops its future refurbishment plans.

The survey was completed while the golf club remained fully operational, with no interruption to members, visitors or staff. When refurbishment works progress, the club now has the information needed to plan the next stage of asbestos investigation and any necessary remedial works safely.
